There has been an imcrease in property prices over the last 12 months as the marina construction develops.

A noticeable increase in property prices has occurred over the last 12 months, in response to the ever increasing new marina that is currently under construction in Didim, at Altinkum’s Third beach. Just two years ago, £50,000 would have bought a large sized new 4 bedroom villa close to the marina. Today, the new 4 bedroom villas are selling for more than double that figure - prices varying upon proximity to the marina, the view from the property and the size of the property. The demand for property in the area has increased and re-sale properties are also selling faster than in other areas of Didim as keen investors clamber to be near what promises to be Europe’s largest marina and opens in less than 12 months time.

Another reason that the new properties in the area have risen in price so quickly is due to the lack of building land in the area. The majority of undeveloped land next to the marina is owned by the Turkish Government and cannot be used for house building hence the remaining supply is very limited. In addition to the area being close to the new marina, it is also situated very close to Altinkum’s resort centre and close to public transport routes. A golf course is proposed to go on some of the Government land next to the marina although plans have not get been finalised for this. A second golf course has been agreed between Akbuk and Didim town…so the marina is not the only attraction for investors in the area.

Second to the marina area, the new Marina Road is an up and coming area for investors. The Marina Road, as its name suggests, runs from the marina through Altinkum, up through Didim town, up to the Apollon Temple and will eventually will extend out to the resort of Mavisehir. Developers are rapidly working along the Marina Road, offering investors a wide choice of dwellings and investment opportunities which are also selling very quickly. There is a lot of variety in terms of quality, design features and price variations on offer to buyers.
